Individual participants have autonomy over where they live, as opposed to a government agency dictating and deciding on provider applications.

SDA homes fall into a number of broad groups. The kind of category a home is assigned will affect how much financing a participant may claim and, consequently, how much a provider of SDAs can “charge.” If a dwelling is unable to fall into the following categories then it is not able to be enrolled in the program and receive SDA payments.

The Australian Government has admitted that there are some obstacles to persuading developers and service providers to participate in offering SDA. FAQS

The SDA Rules require all providers to be registered NDIS providers and for all dwellings to be enrolled with the NDIA. The SDA Rules outline dwelling enrolment requirements such as design categories, building types and other features that affect prices.

We aim to process dwelling enrolment applications within 28 days of receiving a complete and correct application.

Specialist Disability Accommodation (SDA) refers to housing that has been specially designed for people who are unable to live in mainstream housing due to severe functional impairment or extremely high support needs.

SDA is housing that has been specially designed (or modified existing housing) for people with high intensity needs. In contrast, SIL refers to onsite supports and daily living services that enable people to live as independently as possible.

SDA is funded under the NDIS through individual participant plans. Under the NDIS, eligible participants receive funding in their plan that they can then use to approach the market to find an enrolled dwelling that meets their needs.

SDA is classified into four categories: Improved Liveability, Fully Accessible, High Physical Support, and Robust.
